What the brochure claims, and what it does not

The brochure makes five location claims: Hyderabad's most sought-after luxury destination; strategic connectivity to the Financial District, HITEC City and the ORR; proximity to the city's finest conveniences; an address among Hyderabad's finest developments; and serene lakes with green landscapes. What it does not print is a single distance or drive time. We have not invented one. Ask for the drive-time table and you will get it measured from the Neopolis gate, not copied from a neighbouring project.

What surrounds Plot 20, Neopolis Phase 3

The map places these around the site, roughly in order of distance:

• Neopolis Circle and Kokapet Lake — the layout's own junction and the water body it is planned around.
• Nehru Outer Ring Road — the Kokapet–Narsingi stretch, which is the road that connects Neopolis to everything else, including the airport at Shamshabad to the south.
• Financial District and Nanakramguda — the nearest employment base, across the ORR.
• Wipro Circle, ISB, Gachibowli Circle — the Gachibowli tech corridor north-east of the site.
• HITEC City — beyond Gachibowli.
• Osman Sagar and Himayat Sagar — the two reservoir lakes to the south-west, which is the direction of the tower's open outlook.

An honest read on Neopolis

Neopolis is Hyderabad's most expensive residential land. HMDA sold its plots at public auction at record rates, and every tower inside it — Brigade Gateway, Barcelona and the others — carries that land cost in its price. Three things follow from that.

You are buying an enclave, not a neighbourhood. Neopolis is a planned layout of high-rise plots. Daily conveniences — schools, hospitals, retail — sit outside it in Kokapet, Narsingi and the Financial District. Ask how far the nearest supermarket and school actually are today, not in five years.

Supply is concentrated. Several towers are under construction at once, and Barcelona's completion date declared to RERA is July 2031. That is good for the eventual skyline and worth thinking through for a rental yield before 2031.

The demand driver is real. The Financial District and Gachibowli employment base is a few minutes across the ORR, and the airport is a straight run south on the same road.
